A Russian citizen would like to buy a house or apartment in BELGIUM.
The question is this: my friends, Russian citizens, live in Moscow. Would you like to buy a house or apartment in Belgium, can someone have had such an experience, share, is it possible, what are the conditions for purchasing real estate for foreign citizens who do not reside in Belgium, is it possible to rent this apartment or house later?

Your friends can buy m and rent an apartment.
I and my husband are just engaged in renting an apartment.
I can advise your acquaintances on the acquisition of a house / apartment, there are many pitfalls, it’s impossible to write about everything.
Two generations of the husband’s family are engaged in this business professionally, i.e. experience is impressive.
If there is a need, please contact.
Sincerely, Rina.

Well, they take this topic to the professional “shadow”. And the question interests, I think, many. If anyone has an experience of buying or bltzky people bought – share, pliz. For example – they agreed on price with the seller – whether the owner or a notary, have money to pay the tax to a notary, but this is an approximate solution. Interested questions – can be such:
– to transfer money from Russia – if they are on the bank account (a classic case), then – what documents need to be provided to a Russian bank to transfer 200 thousand euros to Brussels for example. Be sure to translate immediately to the seller, or you can – the representative to the account, but he will already pay in Belgium to the seller? Which taxes do you need to pay in Russia when you “withdraw” – transfer money abroad? What documents need to be provided in Belgium and to whom – by the “purity” of money?
– how to make out the purchase – the representative (friend) should make a deposit? How many? On the basis of what power of attorney should he act? In general, is the presence of the buyer in Belgium necessary, or is it enough of a representative acting by proxy? If it is necessary, does the Belgian Embassy in Moscow issue a visa to Russian buyers to come to Belgium on this occasion?
– for possible residence – how long can a Russian citizen live in Belgium for a visa in connection with the purchase of real estate?
– for further renting an apartment – do I need to register a lease somewhere?
Of course, there can be much more questions, so – if you have experience with someone – please share it with your own, please, in the “live”, eh? And the Belgians in the second and even more generations let them serve their own – they benefit from experience and a large “work front” with the local indigenous population! :-)))))

And is there such a visa.
Generally, the purchase of real estate in Belgium does not give any right to stay on its territory, alas. otherwise it would be from the harmfulness of some already have all bought up (joking).

A leasing contract in accordance with the law must be submitted to a special bureau, as indeed in Russia. Taxes.

I bought a house, but the notary did not give me any papers.
He said if you need a piece of paper – “Come do not be shy”

If there is no illusion that buying an apartment gives you any rights and visas, from an economic point of view it is better to buy an apartment in Moscow and take it. When investing the same money, the monthly profit will be much greater.

the Russian owner of real estate in Belgium without any problems receives a visa, but there are restrictions on the terms, I do not remember exactly, whether one month of stay in the quarter, or else how. But it exists.

3 types of sale / purchase of a house or land:
2 / through the real estate agency.
3 / through a notary.
Pay attention to the questions / tips at the very bottom, I strongly advise. Tips like: but the seller, he is the only owner or there are still children who also need to sign a sales document? etc.

Absolutely right A1, it’s better to buy in Moscow, in Belgium I would not bother, in one language zone some rules, in the other-others. I would buy a property in Spain, where it is easier to get even for visa reasons, the climate, again, not the last thing and would have lived the clover.
I have long noticed in the mentality of Russian people, first create a problem for themselves, and then courageously overcome it.
Do not bother with Belgium – you can buy the perfect house in all respects or something else, and then you’ll find out a bunch of problems, then the damp climbed out from under the fresh paint, then something else from under the fresh plaster, then sort it out, hire an interpreter, litigation costs and all this in a foreign language, I know a million cases when people were caught.

All right, kipling :)). In Spain, if you buy a property, you can easily get a multi Schengen for six months (like my relatives, so I know this firsthand). Only “fly in” with the purchase can be there, and recently read a bunch of articles (in the Daily Mail, for example) about the English-speaking Spanish realtors. In England, buying real estate on the Costa del Sol is very popular, thanks to which, by the way, prices in the last two years have increased significantly :)).

and the climate is warmer there than in Belgium. What horror on the street is going on. Cloudy, damp, cold and air polluted all TV channels ears pozhzhuzhali. Sit like a house and do not move.

You, excuse me, of course, but personally I do not believe you, nor do I believe in what you wrote here. We bought a house two years ago. Bought what is called “through the notary”, but not from the auction (in Belgium there are several types of real estate purchases). And from the same notary, though in two or three months, we received by hand all the necessary documents for the house, including the contract of sale, signed by the notary by all buyers and sellers.
With respect to all.

thank you all for your advice and comments, I read it very carefully.
the fact is that they want to buy real estate in Belgium primarily for personal reasons, they have their own relatives there, well, and take it on for a while, so that they should not be wasting it. And Spain is also a good idea, but Belgium is now interjecting them. Another time thanks to all.

And so let them buy, I want my own.
If you buy without a representative, you can not do it, and any (practically) of those present here will provide you with all possible assistance, for the appropriate remuneration.
Yes, do not forget to buy a certificate of tax purity of this money.

My advice to you is to buy real estate in Belgium – money thrown out! You will not even have time to make out your cigarettes even soon, it’s a tax hell!
Buy a better ready-made business and if your head thinks you can lead it correctly by providing jobs for the Belgians and soon get the opportunity to settle down here and really pass, well, all the consequences that follow from these events.
